What is a Private Equity Real Estate Fund?

A private equity real estate fund is a collective investment vehicle which pools capital from private investors for the purpose of investing in commercial real estate. Each individual Block Fund is a limited partnership established to make investments in office, industrial and retail commercial real estate throughout the United States. Our funds typically target a ten-year life span during which time property is acquired, actively managed and then sold based on the specific fund's investment strategy.

How do I receive a return on my investment?

An investor receives a return on their investment through operating cash flow distributions on a monthly basis. When Block Funds sells an asset, the proceeds are distributed to an investor according to the terms of the limited partnership agreement. An investor’s overall return may include cash flows from operations, equity in the underlying asset created through debt service and appreciation in the value of the underlying asset.

How do I track my investment’s performance?

Block Funds provides investors with a number of ways to track the performance of our funds. Each quarter, fund managers provide investors with a comprehensive update of each fund's performance. Additionally, investors have unlimited access to their Block Funds account(s) online through account access. Why does an affiliate of the General Partner and the Principals invest in each fund?

In each individual Block Fund, an affiliate of the General Partner and the Principals will contribute $1 million of the total capital contribution to the fund. This investment directly and materially aligns the interest of the General Partner and the Principals with those of our investors.

Who can invest with Block Funds?

Because of applicable U.S. securities laws, firms such as Block Funds work only with "accredited investors" and "qualified purchasers" as those terms are defined under the securities laws. These types of investors are highly sophisticated investors with considerable financial resources, such as high net worth individuals, family offices and institutional investors. Block Funds is prohibited from offering its products to the general public under applicable securities law regulations.

Who owns Block Funds?

Block Funds is a private partnership, which means that it is owned by a group of individuals, most of whom are members of the Block family or Principals of the fund. The real estate in which Block Funds invests is owned by the funds that made the investments.
