Block Funds: Following the successful investment of Block Income Funds I, II and III, Block Funds is pleased to announce the launch of Block Income Fund IV. Block Fund IV consists of $35 million of equity, which will be used to acquire between $100 million and $140 million of high quality office, distribution, warehouse, flex and retail properties. Block Fund IV is currently seeking to acquire assets that meet the criteria outlined above. We enjoy working with brokers, investors, developers, and other individuals who can bring us investment opportunities. We act as Principals in all of our acquisitions. Some advantages of selling to Block Funds include:
Size: Block related entities control more than 20 million square feet of commercial property with an estimated market value of nearly $2 billion.
Speed: Block's underwriting group can typically determine a subject's value within 48 to 72 hours of receiving the complete property information or faster if necessary. Block presents offers, completes due diligence and closes on properties quickly, in some instances taking less than 30 days from contract to closing.
Sure Close: When given complete, accurate property information up front, Block closes 100% of the time.
Capable Buyer: Block offers do not include any financing contingencies. Block has the funds to acquire properties for cash, and, if necessary, will place any desired financing after the completion of transaction.
Fees: Any offer we make is the "net" price the Seller will receive from Block. If Block Funds has engaged a Buyer's broker on a transaction, that broker will be paid by Block Funds. Block Funds acts as a Principal.
